My uncle told me "buy the cheapest house in the best neighborhood" back in 2012.
Went with a fixer-upper in a decent part of town for $120k, put maybe $15k into it over a few years. Sold it last spring for $210k and I still think about that advice whenever I see a shiny new build in a rough area. Anybody else got a piece of advice that actually paid off?
