Was skeptical about formal referral agreements until one went bad

I always thought referral agreements were overkill for agency partnerships, just a handshake felt fine. Then a partner ghosted me after I sent them 3 leads worth about $15k total, and I had nothing in writing to even talk about it. Has anyone else had a partnership fall apart because you skipped the paperwork?

You said they were just shady and honestly I used to think sellers deserved more benefit of the doubt. Like I thought people were just being dramatic when they complained about bad deals. But then I bought a "vintage" lamp that was clearly spray painted gold and had a sticker over a crack. After that I started paying way more attention to the little details people mention. Now I can spot a shady listing from a mile away.

The spray painted lamp thing is such a classic scam move honestly (putting a sticker over a crack is next level though). People get away with it because most buyers are too nice or too rushed to really inspect things. Once you get burned once you start noticing all the red flags. That's the real education right there.
