Spent 9 hours on a 2 hour chimney repair in Council Bluffs because of one dumb brick
Had a job in Council Bluffs where a homeowner's chimney crown had a hairline crack leaking water into the flue. Figured I'd pop the bad brick, repoint, seal the crown, done by lunch. Turned out the brick behind it was spalled too, and the one behind that crumbled when I touched it, so the whole top course had to come out. Rented a grinder from the shop on Broadway for $58 and burned a whole Saturday redoing the top three courses with type N mortar because type S would've been too hard for the old brick. Has anyone else gotten sucked into a small repair that turned into a rebuild, and how do you price it when the scope blows up mid-job?
A buddy of mine had the same thing happen with a porch column, one soft spot turned into four new posts and a whole weekend gone. He ended up writing it as a change order with pics of the rot and the homeowner paid it, no pushback at all.
