Overheard a homeowner say 'soot is just dust' at an open house last Saturday

I was checking a flue in Medford when the realtor mentioned to a buyer that the black buildup was just normal dust. I had to step in and explain that's creosote from burning unseasoned wood. That stuff can cause chimney fires if you don't clean it regularly. Has anyone else had to correct homeowners who don't know the difference between ash and soot?

Yeah cause nothing says "just dust" like a flammable black crust that can torch your whole house. Real smooth move, realtor. Must've missed the part of the training about not lying to potential fire victims.

$15,000 in fire damage later and that "dust" turned a kitchen into a charcoal pit. Real estate agents should be legally required to show you the last inspection report before they open their mouths.

Man I feel this. I once bought a house with "minor water staining" in the basement. Turned out there was a whole mold colony throwing a party behind the drywall costing me like eight grand. @paige427 is right, realtors must skip the chapter on honesty. Guess they figure nobody will catch it until it's too late.
