A guy in Phoenix told me his house closed in 9 days
We were at a real estate meetup last Tuesday and he said his agent used a local title company that works nights. They had all the inspections done in 48 hours and the lender was some online bank. He said the key was getting the appraisal waiver upfront. Has anyone else pulled off a closing that fast, or was he just getting lucky?

Yeah, "how much extra" is the real question, @piperwhite. Rush fees can be absolutely brutal sometimes. It feels like they see a deadline and just add a zero. Really makes you feel for the guy getting that bill.

We closed in 12 days on a condo once. The trick was using a lender who did their own in-house underwriting and a title agent we'd worked with before. Everyone was on the same page from day one.
