I was finishing a deal for a house in Tempe, and my title company said they needed 'just one more day' to clear a lien. That extra day let another buyer swoop in with a cash offer and a 10-day close. What's the fastest closing YOU have ever seen someone pull off?

Tell me about it, that exact thing happened to my cousin. His title company dragged their feet for a "routine check" and a cash buyer got the property. The fastest close I've personally seen was seven days, all cash, no inspection. The buyer was an investor with a team ready to go. It felt like watching a bank robbery in reverse. Those delays are brutal because you know someone is just waiting for a chance to jump in.

Got to disagree a bit. Those fast cash deals can be a lifesaver if you need to sell quick. Hill.andrew's right about the speed, but it's not always a bad thing, right?
