Closed a deal in 48 hours by changing one line in the offer

Three days back, a seller in Austin was about to walk from our standard contract. I added 'seller to receive earnest money within 24 hours of mutual acceptance' and they signed that night. What's the fastest you've ever turned a maybe into a yes?

Exactly like @oscar666 said... it's often about the fear. Had a buyer waffling on a condo last month. I wrote into the addendum that the seller would pay for a one-year home warranty. They just needed that safety net... deal was done before dinner.

Yeah I read somewhere that a home warranty is the cheapest way to buy peace of mind for a nervous buyer.
