Just realized most people overcomplicate their closing checklists with 50 items when 10 core ones get it done in under 48 hours.
I saw a client's agent had a 4-page list, but the title company in Phoenix only needed the signed deed and wire confirmation to start. What's the one thing you always cut from the standard list?

Honestly, the "final walkthrough" checklist items that just repeat the inspection... I've seen agents schedule a second one to check if a lightbulb was changed. The title company just needs to know the house is empty and the systems work. That extra trip is almost always a waste of everyone's time.

Yeah, that "second one to check a lightbulb" thing is exactly why you need to push back. I tell my clients the final walkthrough is for major stuff, like verifying the fridge they promised is still there and the AC kicks on. If an agent wants to schedule another visit for tiny punch-list items, I have the buyer ask for a credit at closing instead of wasting a whole afternoon. It usually works.
