Pro tip: a client in Phoenix told me their 72-hour closing almost fell through because of a missing light fixture.

They said 'the appraiser counted it as personal property, not a fixture.' Now I triple-check the fixture list before any fast closing. Has anyone else had a closing delayed by something that silly?

Yeah, we started taking pictures of every room right before the walkthrough. It's the only way to prove what was actually attached.

Honestly, the real trick is getting the date and time stamp visible in every photo. A shady landlord can just claim your pictures are from move-in day otherwise. That timestamp is your best proof.
