PSA: I used to write my property listings with a huge paragraph at the end, but after a buyer in Phoenix asked me to just bullet-point the key dates, I started getting contracts signed in 3 days instead of 3 weeks.

Now I just list the inspection deadline, appraisal window, and closing date right at the top in bold, and it cuts out a week of back-and-forth emails asking for clarification.

Commercial properties are a whole different ball game. The zoning rules alone can get super complex. What kind of commercial space are you looking at?

Yeah, the zoning is a nightmare. But people forget about the parking ratios. That's what kills deals. A cute little retail spot might only need five spots per thousand square feet. But if the city says you need eight, and there's no extra land, you're stuck. Suddenly your perfect cafe location can't open because there's nowhere for customers to park.
