TIL a 45-minute closing is possible if everyone has their coffee ready

We had a cash buyer from out of town who needed to close on a condo in Tampa before his flight, so my title agent, the buyer's attorney, and I all jumped on a video call at 8 AM sharp. Everyone had the docs pre-signed and notarized, and the wire hit before we even finished our mugs. Has anyone else pulled off a closing under an hour, or was this just a perfect storm?

Honestly, a smooth closing is all about prep work. I read an article where a title company said 90% of delays are from missing paperwork, not the actual signing. Getting everyone on the same page ahead of time is the real win.
