The closing costs on my Austin condo were $12,000 and I almost missed it
I was so focused on the down payment I barely glanced at the closing estimate. When the final paperwork came, the total was $12,000. That's a whole extra chunk of cash I hadn't fully planned for. It came from a mix of lender fees, title insurance, and prepaid taxes. Did anyone else get blindsided by their closing costs being way higher than expected?

Our lender gave us a really clear breakdown early on, so we knew about those costs. It was still a lot of money, but at least we could plan for it.

That kind of upfront clarity is so valuable but feels rare now. So many services, from phone plans to home repairs, bury the real cost in fine print. It really does change your whole feeling about a transaction when nothing is hidden.

Wait, did your lender not give you a Loan Estimate form at the start? Tbh, they're supposed to give you that within three days of your application. It lists all those estimated fees so you see the full picture way before closing.
