Appreciation post: I used to ignore the inspection report, now I read every line
When I got my first offer accepted in Phoenix, I just skimmed the inspection summary for major issues. After a friend's deal fell apart over a $15,000 sewer line problem they missed, I changed my approach. Now I sit down with the full 40-page report and a highlighter, asking the inspector to walk me through every flagged item, even the minor ones. Has anyone else had a specific item in an inspection that made you totally rethink a house?
