Vent: My realtor said to just trust the seller's inspection report, but my buddy told me to get my own.

The seller's report missed a cracked foundation beam that my guy found, which saved me from a nightmare. Anyone else have an inspection story that went sideways?

Look up their license number on the state licensing board website. It shows any past complaints or disciplinary actions. I had a guy once whose license was expired for six months.
